Project Description: Conversion of a standard open office floor plan to a high-density trading environment. Provided UPS and emergency power to the new trading desks from the existing building UPS system and emergency generator plant. Installed new supplemental AC units to account for the increased heat load from the existing building chilled water system. Designed a new telecom closet for redundancy of the existing telecom closet, which was expanded to house the new IT equipment necessary to support a trading environment.

Challenge: The existing floor was designed for a conventional office floor, which typically requires significantly less power and cooling than a trading floor. There was no existing UPS power on the floor prior to the start of the project, and the emergency power was only for lighting and life safety. We ran new feeders from other floors in order to provide the UPS power. New taps were taken off of the existing emergency bus ducts serving the building. The additional cooling load required the installation of many ceiling-mounted fan coil units and fan-powered terminal boxes. Since we had to maintain the ceiling height on the floor, it required intensive field coordination of ductwork, electrical conduits and sprinkler piping.
Achievements: The project included a daylight dimming system in order to minimize the amount of energy usage for lighting. All the existing light fixtures were replaced with new lower-wattage fixtures, while still maintaining the corporate lighting level standard. The new local chilled water distribution system was designed to withstand an above-average operating pressure and installed without shutting down the existing plant. Construction was completed with a portion of the floor remained an active data center. |
